House rules: Skjólgarður

1. Residents are required to take care of their accommodations, shared facilities and garden and not unnecessarily disrupt peace and tranquility in the house. Residents should always take care to cause other residents a minimum of discomfort and take full account of their co-habitants in all aspects. The residents are not allowed to use shared facilities for partying or anything else it is not intended to.

2. It is prohibited to store or leave anything in the corridors of the building.

3. The bicycle storage is to be kept clean and should only store bicycles.

4. Waste bins are meant for household waste. All garbage must be placed in a sealed plastic container. Blue barrels are intended for paper and cardboard paper, green barrels for plastic.

5. The laundry room is open to all residents of the building to be used according to rules of conduct that apply.

6. Pets are strictly forbidden in the building.

7. Residents should inform the property management and /or the housekeeper if faults or damage occur in the apartments or the common areas/shared facilities of the building.

8. If a dispute arises concerning untidiness, noise or participation in the common duties as mentioned above, or anything else that concerns the in-house living arrangements, complaints should be forwarded to the Property Management or the FS main office.

9. The apartments and shared facilities are intended only for residents mentioned in the contract. Subletting is strictly forbidden and that includes lending apartments to friends and family members, whether for payment or not.

10. These rules are applied in coherence to the provisions of the current lease agreement (gr.13.10) and are intended for the residents to understand their obligations regarding other residents of the building. Residents‘ obligations towards the landlord and vice versa is referred to in the provisions of the lease agreement. Repeated violations of house rules may result in termination of the lease agreement.

House rules for Hjóngarðar and Vetrargarðar

  1. Residents are required to take care of their accommodations, common premises, and lot. Black plastic bags should not be used as curtains as the glass can easily break due to the temperature difference. Residents should always take care to cause other residents minimum of discomfort and take full account of their co-habitants in all aspects. After 22.00 and till 07.00 no one shall disrupt other tenants’ peace for working or sleeping. When tenants are holding a celebration, they must contact surrounding apartments. The same applies to the balcony, noise that can disturb other residents is prohibited.
  2.  Driving in the yard is forbidden, exceptions can be made when tenants are moving in or out. The gate must always be closed. Tenants should clean after themselves when using the yard. After 20.00 in the wintertime and 22.00 in the summertime, no noise should come from the yard.

  3. The communal hall can be used if residents want to host a gathering and the apartment is too small. Special rules apply for gatherings of that kind:

    1. To use the communal hall, residents should contact the property management for permission, umsjon@fs.is
    2. The gathering is closed, and other residents should not be disturbed by noise.
    3. The gathering should be over no later than 22.00.
    4. The communal hall should be clean when returned.
    5. The resident in charge is responsible for opening the hall and oversees that the hall is clean.

  4. The study room is free for all residents to use. Study rooms should be locked if not in use. Residents select a reading room supervisor who makes rules about the reading room.

  5. All residents of the buildings can use the laundry room if rules of conduct are followed. The rules of conduct are following:

    1. The facilities are closed from 22.00 till 09.00.
    2. The laundry room closes at 20.00 on Tuesdays because of cleaning.
    3. Do not store your detergent in the laundry room.
    4. Residents should put their laundry baskets in front of a machine when using it.
    5. Laundry that accumulates is removed.
    6. Laundry room should always be locked.

  6. Student housing handles cleaning in hallways and stairwells. Once a year all tenants (at least one from every apartment) must participate in a thorough cleaning of bicycle storage, garage storage and yard. Representative from all apartments are required to participate. If representative from a certain apartment does not attends the yearly cleaning, that resident can be fined. The fee will go directly to the house fund.

  7. Residents recycle into five categories: paper, plastic, glass, metal, and general waste. Please do not put paper, glass, and metal in plastic bags before bringing it to the containers. Failures in the underground waste disposal system should be reported to the Property management office. Please use other underground waste disposal containers in the area until yours have been fixed. It is forbidden to park cars by the containers.

  8. The following rules apply for all other communal housing

    1. All outdoors should be locked 24 hours a day
    2. Cars should not be parked in front of front doors except in emergencies
    3. No animals are allowed in Student Housing
    4. Children are prohibited from having food or drinks out on the corridors
    5. Children should not play in corridors after 8 pm. 20:00
    6. Elevator should not be used to play
    7. All toys should be removed from the corridors during the evening
    8. It is prohibited to ride or store bicycles in the corridors. Also, all use of roller skates, skateboards, scooters, and such things are prohibited in the corridors because it can damage the housing or cause accidents
    9. Shoes should be stored on shoe rack and residents are responsible for cleaning around them
    10. It is prohibited to leave trash, furniture, electrical devices, or other items in the corridors
    11. Student housing is not responsible for what residents’ store in the hall or in storages rooms.

  9. Tenants have use of shared parking spaces. Tenants may not have more than one car in the parking spaces on a regular basis and no cars without number plates, large carts, or other vehicles. Tenants may not store any vehicle or anything that causes congestion, uncleanness, or unpleasantness on the premises. Unlisted cars are removed at the expense of owners.

  10. The Property Management office supervise the conduct in the building and that all tenants follow the house rules. Tenants are obligated to contact the Property Management office and let them know of all malfunction or damage to apartments or shared spaces.

  11. Violations of these rules must be reported to the Property Management office. If a violation is repeated, it will be referred to the current lease agreement.

  12. House committee is operated in Vetrargarðar and Hjónagarðar. All tenants are obligated to be members and pay in the house fund. The committee holds regular meetings and at least one person from each apartment is obligated to attend those meetings, if no one from your apartment show up Student Housing can charge the tenant some fine that will go to the house fund. Invitations for the meetings should be sent out with at least one-week notice.

  13. Annual meeting shall be held in the autumn of each year. At this meeting four people shall be elected for the house committee plus four substitutes.

  14. These rules are set in accordance with the provisions of the current rental agreement (Article 14.12) and are specifically intended for the residents to have a clear duty towards other residents of the house. About the obligations of residents toward the landlord (and vice versa) refer to the lease.

2. Residents should clean the kitchen according to a special cleaning plan. Each resident is responsible for cleaning up everything he uses in the kitchen and leaving it as he would like to return to it. All bear equal responsibility to load, turn on and remove tableware from the dishwasher.

3. It is prohibited to store or leave anything in the corridors of the building.

4. The bicycle storage is to be kept clean and should only store bicycles.

5. Waste bins are meant for household waste. All garbage must be placed in a sealed plastic container. Residents should sort waste according to the instructions placed in every kitchen

6. Laundry room is open to all residents of the building to be used according to rules of conduct that apply.

7. Garðsbúð is closed for residents without special permission

8. Háaloft in the attic is common space for residents with TV and wireless internet. Residents must clean up after themselves after staying ín Hálofti

9. Gardprófastur organizes a common cleaning day once a year, and it is mandatory for the residents to participate in the cleaning of the common premises.

10. Keeping a pet is strictly forbidden in the building.

11. Residents should inform the property management umsjon@fs.is  if faults or damage occur in the room or the common areas of the building.

12. If a dispute arises concerning untidiness, noise or participation in the common duties as mentioned above, or anything else that concerns the in-house living arrangements, complaints should be forwarded to property management or the FS main office.

13. These rules are applied in coherence to the provisions of the current lease agreement (gr.13.10) and are intended for the residents to understand their obligations regarding other residents of the building. Residents‘ obligations towards the landlord and vice versa is referred to in the provisions of the lease agreement. Repeated violations of house rules may result in termination of the lease agreement.

Residents should always take care to cause other residents a minimum of discomfort and take full account of their co-habitants in all aspects. The residents are not allowed to use common premises for partying or anything else it is not intended to.

2. It is prohibited to store or leave bicycles or other things in the corridors of the building. Tenants follow the cleaning plan of the building.

3. The bicycle storage is to be kept clean and should only store bicycles.

4. You should recycle all waste as best you can. Underground waste disposal containers can be found at Eggertsgata. Please take furniture and other big things to Sorpa drop off recycling center yourself.

5. The laundry room is open to all residents in the building to be used according to rules of conduct that apply. Student housing handles cleaning in the laundry room. Laundry machines and dryers are active from 08-23.00.

6. Student housing can organize a common cleaning day once or twice a year, and it is mandatory for the residents to participate in the cleaning of the common premises and lot.

7. Tenants have access to a shared parking lot. It is for cars only. Each tenant in only allowed to park one car there at a time. Unlisted cars, larger machinery, campers, and trailers shall not be stored there. Unlisted cars are removed at the owner’s expense.

9. Residents should inform the property management and /or the housekeeper if faults or damage occur in the apartments or the common areas of the building.

4. Please sort the waste to the best of your ability. Underground waste disposal containers are located on the parking lot. Residents are to bring furniture and other big things to Sorpa themselves.

5. Laundry room is open to all residents of the building to be used according to rules of conduct that apply. Please do your best to keep laundry from accumulating in the laundry room. Laundry machines and dryers are active from 07-23.00.
